What is Price-Crash?

Price-Crash is one of the websites of Pacific Rim Business Brokers Pty Limited.  It is dedicated to the fast sale of discounted property.  All houses, units, townhouses and commercial properties on Price-crash are at least 15% below market valuation.  Properties discounted by less than 15% are not accepted by Price-crash.

How do you find these properties?  

Through our related website www.sitesforsale.com.au we have built an extensive database of property developers.  Many of these developers offer property in new developments at substantial discounts.  

Why would a developer sell property at a discount?  

There are many reasons, but the usual one is pressure from the bank.  If, for example, sales in a unit complex are slow the developer’s bank might demand fast sales at a discount to reduce debt.  If the developer is paying interest at mezzanine rates (often as high as 18%), fast unit sales at cost price will relieve the pressure on the developer.  Once the bank is off his bank the developer can continue with an orderly disposal of his properties at full retail prices.  

Why doesn’t a developer just hold onto his properties and wait for the market to pick up?  

This may not be an option.  If a bank can demand a fast repayment of an outstanding loan then quick property sales at heavily discounted prices may be the only alternative to bankruptcy.  

Can anyone purchase property on Price-Crash?

No.  Only buyers with finance in place who can make quick decisions and are supported by lawyers who can work to a fast timetable.  Buyers who need weeks to think about property opportunities, buyers who do not pre-arrange their finance and buyers who work with slow lawyers are not welcome.  We secure exceptional property deals because we offer the vendors very fast sales.  Our deals are mostly settled within two weeks.

What sort of capital gains can I expect by purchasing a property from Price-Crash?

Spectacular capital gains.  If you purchase a property at retail price and the market rises by 3% over a year you make a 3% capital gain.  But if you purchased that same property at a 15% discount you would make a 21.17% capital gain!

What sort of rental returns should I expect?

If a rental property purchased at full retails price produces a 4% rental return, then a property purchased 15% below retail price will produce a 4.7% return.  That is a 17.5% improvement on the standard return.
